The Four Mile Cove / Eco Preserve Neighborhood

Next up is a unique little neighborhood in an entirely different location. For this one we are moving clear across town, over to the very Eastern edge of the city, up river a ways, just above Veterans Pkwy.  This area is referred to as the Four Mile Cove area.  It can also be referred to as the Eco Preserve area, given that it borders a large Ecological Preserve.

Whereas a fair amount of the SE section of the city has a number of older 70s +/- built homes, this area is different. There used to be a barrier seawall blocking the access out, with a modest 4,000 lb swing lift that you had to drive your boat onto to lift you over that seawall and to drop you on the other side.  Naturally, for the longest time, people avoiding building in an area with this hindrance. The good news is that lift and wall are now long gone, so it’s now just a matter of one 8’6” bridge out, and then you are rather quickly into the river. It also means that this pocket of town now contains a somewhat unique collection of somewhat later model homes because of it. Homes here tend to be no older than 1990s construction (with few exceptions), and the majority are even newer- being built since 2000. 

Do note that you are a fair ways up river though, so it’s still a ways out to the Gulf of Mexico.  But at least you hit the open waters of the mile wide river quite quickly, and most all of the river allows for up to 25 mph, so you are out having fun boating pretty fast from this neighborhood.  It’s also a short boat ride across to the Downtown Fort Myers River District, with its collection of nice restaurants. That also makes for a good afternoon boating destination.

The convenience factor here to SE Cape Coral’s numerous restaurants and shops as well as the quick access to Fort Myers is also something to take special note of.  Whereas the SW Cape has somewhat limited commerce, as it is mostly all residential development, this puts you very close to everything.

And while portions of this area are great, there are a couple important items to be very aware of though: The Westernmost road, SE 17th PL, has some cars passing by.  Some of which tend to be going too fast.  And note on the aerials: those at the Southern portions of SE 17th PL have the back of large commercial buildings to stare at across the street.  Not so pretty.  Also, that Westernmost canal is fairly narrow.  And finally, at the Southernmost portions of this area you are sitting quite close to Veterans Pkwy.  It is a major highway and worse yet, the toll plaza is located right there, so cars, motorcycles, etc will all be accelerating from very close proximity. Most buyers therefore choose to skip those particular locations!

With that said though, the more Eastern portion and those on the cul-de-sac streets getting far enough away from Veterans Pkwy are actually great areas to consider, as long as you aren’t parking any vessel over approximately 28 feet. Many of those streets are very pretty and are comprised of the later model homes.  So in summary, the Four Mile Cove / Eco Preserve area offers a very nice combination of quick river access plus all of the conveniences of the SE Cape.

Boating access out is noted below. You pass underneath one 8’6” bridge as you proceed under Veterans Pkwy, then head East down the Everest Canal, out to the open river.

This area is recommended for:

Buyers spending $425k+ who want a more convenient location to the area restaurants + shops as well as to Ft Myers than the SW Cape provides. But as most of the SE neighborhoods contain older homes, they choose this one because they want the conforming quality to neighborhood (They want a community of just later model construction.)

For those who are fine with being up river a ways so they have quick river access (but not as concerned about exact run times to the open Gulf), and who are looking to accommodate a vessel under approximately 28 feet in length, given the bridge clearance of 8’6” clearance.

If you after pool homes built since 2000, for those spending $475k+. And for those who are considering 1990s construction, $425k+

It’s is also a good target for those who wish to rent their property out part of the time as a vacation rental.
